Without the tax deferment allowed in an IRC 1031 exchange, they would pay about a third of that profit in taxes, leaving less than $100,000 for re-investment in another property. But if they sell their property using the IRC 1031 Exchange option, they can invest the entire $200,000, giving them far more buying power.”
